,! <br /> <br />[ O ---COUNTRY' PRIVACY 'l <br /> <br />July 25, 1990 <br /> <br />Ms. Sylvia Frolik <br />Community Development Department <br />City of Ramsey <br />15153 Nowthen Blvd. <br />Ramsey, Mn. 55303 <br /> <br />Re: Northfork Park Addition <br /> Northfork Trail Addition <br /> <br />Dear Ms. Frolik: <br /> <br /> This letter is written in support of North Fork's request for minor subdivision <br />approval for the above-indicated plats. .Plat drawings have been previously submitted <br />and it is our understanding that these requests can be heard before the Ramsey <br />Planning Commission at its meeting of August 7th. <br /> <br /> Northfork Park Addition consists of two previously platted lots, Lots ] and 2, <br />Block 2, Northfork Second, and certain additional property to the east of these lots. <br />The plat consists of one Outlot and one residential lot. The residential lot, <br />identified as Lot l, Block 1,.?ark Addition, is basically a replat of Lot 2, Block 2, <br />Northfork Second, except that the lot has been narrowed by 50.00 feet to afford <br />greater frontage for the Outlot along the wetlands to the east. <br /> <br /> Upon completion of thelplatting process the Outlot shall be conveyed to the <br />Northfork Homeowners Association for use as their residential park. As you may be <br />aware the Outlot site has been graded and certain recreational equipment installed. <br />This park property has been platted as an 0utlot at the direction of the City <br />Attorney, however, certain enclosed structions such as a warming house or small <br />pavillion are possible future improvements. We trust the designation'of the park <br />as an Outlot shall not prohibit such development. <br /> <br /> It is our understanding that no park dedication fees are due upon this plat <br />pursuant to the overall Park Dedication Agreement for Northfork previously approved. <br /> <br /> No~thfork Trail Addition consists of approximately 89 acres located generally <br />in the NE quadrant of the Northfork PUD. The Restated Declarations for Northfork <br />requires the conveyance to the Northfork Homeowners Association and/or the City <br />of.Ramsey of at least 80 acreas for park and trail purposes. <br /> <br /> Upon completion of the platting process Outlots B, D and E shall, be deeded <br />to the City to complete the public trail corridor which will extend from the City <br />Park east of Lake Itasca to Trott Brook and Carr's Addition north of the Northfork <br />PUD.
