! <br />! <br /> <br />Hakanson <br />Anderson <br />Assoc.,Inc. <br /> <br />Enginee~ Surveyors & <br />Landscape Architects <br /> <br />July 31, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsay, MN 55303 <br /> <br />Re: Northfork Park Addition <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the proposed Northfork Park Addition with <br />reference to the Planned Unit Development Ordinance and offer the <br />following comments: <br /> <br />The proposed development consists of Lot 1, Block 1 and <br />Outlot A, a total of approximately 7.2 acres. <br /> <br />The proposed outlot is intended for park use for North Fork <br />residents thereby relieving the City of a portion of park <br />demands to serve area residents. As such, it should not be <br />subject to park dedication. <br /> <br />e <br /> <br />Lot 1, Block 1 is approximately 1.97 acres in size and is a <br />replat of Lot 2, Block 2, North Fork 3rd Addition. It is <br />consistent with the overall concept plan which has previously <br />been approved. The replat is necessitated by the lot <br />reduction from approximately 150' to 100' at the back of the <br />lot.
