Planning is coordinated with officials of <br />various agencies in order to assure a sound development of benefit <br />to the public and the Owner. This Plan contains relevant <br />information for the Sketch Plan stage of development as described <br />in Chapter 170 of the city Code concerning Subdivision. <br /> <br />PROPERTY AND LOCATION <br /> <br />This 103 acre property is within the W1/2 Sec 34 T 32 R25 and, <br />Anoka County identifies the property as: <br /> <br />34-32-25-22-0005 <br />34-32-25-23-0002 <br />34-32-25-24-0001 <br />34-32-25-31-0001 <br /> <br />Adjacent properties are as follows: <br /> <br />North <br /> <br />Trunk Highway 10 with a commercial <br />development beyond the highway. <br /> <br />strip <br /> <br />East <br /> <br />Riverside West Addition with business uses along <br />the highway side and residential toward the River. <br /> <br />South <br /> <br />The Mississippi River serves as the eastern portion <br />of the southern property line with vacant private <br />ownership for the western portion. The private <br />ownership parcel (John and Patricia Kelly) is <br />about 12 acres in size lying between the <br />Schwartzman property, the River and the County <br />Property. <br /> <br />West <br /> <br />Park land owned by Anoka County is adjacent to the <br />property extending from THi0 to the River. <br /> <br />There is about 2200 lineal feet of frontage along with business <br />potential and about 1450 lineal feet of Mississippi River frontage <br />which is a major environmental asset for residential or open space <br />development. <br /> <br /> <br />
