I I I I I I I I I I I I I I I I I I I DEVELOPMENT REPORT The Schwartzman property (property) of about 103 acres located between TH 10 and the Mississippi River is planned for development. See the AREA-WIDE MAP and OWNERSHIP map on the following pages. All property is in ownership of Max Schwartzman and Sons or Faye Construction Company. Planning is coordinated with officials of various agencies in order to assure a sound development of benefit to the public and the Owner. This Plan contains relevant information for the Sketch Plan stage of development as described in Chapter 170 of the city Code concerning Subdivision. PROPERTY AND LOCATION This 103 acre property is within the W1/2 Sec 34 T 32 R25 and, Anoka County identifies the property as: 34-32-25-22-0005 34-32-25-23-0002 34-32-25-24-0001 34-32-25-31-0001 Adjacent properties are as follows: North Trunk Highway 10 with a commercial development beyond the highway. strip East Riverside West Addition with business uses along the highway side and residential toward the River. South The Mississippi River serves as the eastern portion of the southern property line with vacant private ownership for the western portion. The private ownership parcel (John and Patricia Kelly) is about 12 acres in size lying between the Schwartzman property, the River and the County Property. West Park land owned by Anoka County is adjacent to the property extending from THi0 to the River. There is about 2200 lineal feet of frontage along with business potential and about 1450 lineal feet of Mississippi River frontage which is a major environmental asset for residential or open space development.
