Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />September 26, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Boulevard N.Wo <br />Ramsey, MN 55303 <br /> <br />Re: Revised Sketch Plan Review of Faye Addition <br /> <br />Dear Mro Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan (revision date <br />9/19/90) which is located in the R-1U and R-1R residential areas <br />of the city as well as B-1 area° <br /> <br />Since the Planning & Zoning Commission's meeting of September 4, <br />the developer has revised his sketch plan and met with staff on <br />September 21 to discuss the proposed plan. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The proposed plat consists of 96 single family units on 38.8 <br />acres, 53.7 acres of commercial space, 5.1 acres of parkland <br />and 5.4 acres of outlot for a total site acreage of 103 acres. <br />No multiple family residential is proposed on the revised <br />sketch plan. <br /> <br />The proposed plat roughly coincides with the site's intended <br />zoning of commercial on the north end and residential on the <br />south end. Rezoning of the property will be required to <br />refine the commercial and single family boundaries. <br /> <br />The single family lots vary in width from generally 80 to 100 <br />feet and are generally about 13,000 SF. All of the single <br />family development is in the Mississippi Critical Area which <br />requires a minimum of 12,150 SF lots in non-riparian, sewered <br />areas and a lot width of 90' at the building line and river <br />frontage for riparian lots.
