Additional <br />drainage easements will need to be shown on the preliminary <br />plat. <br /> <br />12. <br /> <br />The Anoka County Soil Survey indicates that soils within the <br />plat are predominantly Hubbard course sands, Dickman sand <br />loams and Becker very find sand loam, all suitable for <br />construction. <br /> <br />13. <br /> <br />City Code requires screening between commercial and <br />residential properties. Screening requirements will be <br />extensive south of the proposed frontage road. The developer <br />has indicated that the commercial frontage abutting the <br />residential district could have specific screening <br />requirements covenanted with the property. <br /> <br />14o <br /> <br />The Parks Commission reviewed the sketch plan at their August <br />meeting. This revision does not significantly differ from the <br />original concept except for the park credit anticipated for <br />private open space.
