The Planning and Zoning Commission approved the Sketch <br />Plan October 2nd. On November 7th the Commission reviewed and <br />accepted some Sketch Plan changes which was considered as an early <br />review of the Preliminary Plat. <br /> <br />Please note the following concerning the trail location between the <br />4.17 acre Open Space area and the Kelly Property: <br /> <br />Our Sketch Plan trail location crosses a low traffic <br />volume segment of 137th (at an intersection) and also <br />crosses two low volume minor cul-de-sac streets. <br /> <br />Your Trail Option #1 shows two mid block crossings of <br />higher traffic volume collector streets. These crossings <br />could be a safety problem. <br /> <br />Your Trail Option #2 shows one crossing of 137th at a <br />place where we may expect a low traffic volume. This <br />location would place trail traffic through the outlot <br />that is expected to be an association owned private open <br />space area. The space would not remain very private with <br />the trail. <br /> <br />I suggest Trail Option ~3 which includes a single crossing of <br />137rth at a low traffic volume location where we may expect a 4-way <br />arterial stop. This safe crossing location plus two minor cul-de- <br />sac street crossings appears to be an improved option over the <br />other three. <br /> <br /> <br />
