The Planning and Zoning Commission approved the Sketch Plan October 2nd. On November 7th the Commission reviewed and accepted some Sketch Plan changes which was considered as an early review of the Preliminary Plat. Please note the following concerning the trail location between the 4.17 acre Open Space area and the Kelly Property: Our Sketch Plan trail location crosses a low traffic volume segment of 137th (at an intersection) and also crosses two low volume minor cul-de-sac streets. Your Trail Option #1 shows two mid block crossings of higher traffic volume collector streets. These crossings could be a safety problem. Your Trail Option #2 shows one crossing of 137th at a place where we may expect a low traffic volume. This location would place trail traffic through the outlot that is expected to be an association owned private open space area. The space would not remain very private with the trail. I suggest Trail Option ~3 which includes a single crossing of 137rth at a low traffic volume location where we may expect a 4-way arterial stop. This safe crossing location plus two minor cul-de- sac street crossings appears to be an improved option over the other three.
