One lot is a 2.08 acre lot, one <br />is 1.23 acre lot and a third lot is a one acre lot. The <br />minimum lot size in the B-1 district is 0.50 acre. All lots <br />meet the minimum area and width requirements of the City Code. <br /> <br />Access to the existing Brooks Superette will be from Co. <br />Rd. 83. Access to Lots i and 2 should be restricted to 146th <br />Ave. N.W. <br /> <br />Anoka County maintains Co. Rd. 83 and 146th Ave. N.W. is a <br />City street which was upgraded to City standards at the time <br />Hy-10 Ramsey was platted. Therefore, no improvements for <br />Stage I are required for this plat. It is the current City <br />policy to have the developer pay for sealcoating and for the <br />installation of street lights at the intersection of County <br />or State Aid Highway. <br /> <br />Based on the Anoka County Soil Survey, the soils in the plat <br />are Hubbard coarse sands.
