The property is currently zoned <br />residential. Therefore, the property will require rezoning to PUD. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The proposed plat consists of 135 residential lots with a <br />minimum lot width of 70 feet and a minimum lot size of 10,000 <br />square feet. <br /> <br />In reviewing the sketch plan requirements of the City Code, <br />the following items were not provided: <br /> <br />Existing zoning classification of the proposed <br />subdivision and the areas surrounding the subdivision. <br /> <br />b. Description of the property by fraction of section, <br /> township and range. <br /> <br />c. Address of the owner of the land. <br /> <br />Block 8, 9 and 10 of the plat abuts the Ramsey Terrace Pond <br />which is a general development lake. The lots adjacent to <br />this lake must have 15,000 square feet above the ordinary high <br />water mark, 75 feet of water frontage and width at the <br />building setback and a structure setback of 50 feet from the <br />ordinary high water mark. Several of the lots appear to be <br />deficient in size. Also, all non-riparian lots must have a <br />minimum of 10,000 square feet. <br /> <br />Block 1 of the plat is not currently within the City's Urban <br />Service Area. The City will have to amend the Comprehensive <br />Plan to expand the Urban Service Area to include Block 1 of <br />this plat. <br /> <br />222.
