Ramsey, MN 55303 Re: Pre-Final Plat Approval Trott Brook Ponds P.U.D. Dear Mr. Zim~erman: Since our letter of December 12, 1989 to the City Council, the developer has revised the plat layout on the north end of the plat to eliminate the cul-de-sac which exceeded the maximum length of 600 feet as allowed by City Code. The developer has also provided soil borings on the north end of the plat. In review of the final plat approval requirements the following items will be required prior to final approval: 1. A final plat must be submitted. Plans and specifications for the construction of all improvements must be provided. This would include plan and profiles of streets and drainage improvements. As previously stated, filling of several lots will be required to provide a minimum of 27,225 square feet of contiguous Class I soils. Based on the existing soil borings, the lots requiring filling are Lots 1, 5, 8 and 9, Block 5, Lots 22 and 23, Block 7'and Lots 3 and 4, Block 8. The required filling and other grading must be shown on a grading and drainage plan. In addition, the grading and drainage plan must show all the final lot grades and building elevations. In review of the drainage, ponding areas should be provided prior to the discharge of water into Trott Brook. Also, provisions for drainage of Lot 6, Block 7 should be made to prevent flooding of adjacent properties. If retention ponds are proposed, calculations should be provided showing that adequate ponding is available.
