The developer has also provided <br />soil borings on the north end of the plat. <br /> <br />In review of the final plat approval requirements the following <br />items will be required prior to final approval: <br /> <br />1. A final plat must be submitted. <br /> <br />Plans and specifications for the construction of all <br />improvements must be provided. This would include plan and <br />profiles of streets and drainage improvements. <br /> <br />As previously stated, filling of several lots will be required <br />to provide a minimum of 27,225 square feet of contiguous <br />Class I soils. Based on the existing soil borings, the lots <br />requiring filling are Lots 1, 5, 8 and 9, Block 5, Lots 22 and <br />23, Block 7'and Lots 3 and 4, Block 8. The required filling <br />and other grading must be shown on a grading and drainage <br />plan. In addition, the grading and drainage plan must show <br />all the final lot grades and building elevations. <br /> <br />In review of the drainage, ponding areas should be provided <br />prior to the discharge of water into Trott Brook. Also, <br />provisions for drainage of Lot 6, Block 7 should be made to <br />prevent flooding of adjacent properties. If retention ponds <br />are proposed, calculations should be provided showing that <br />adequate ponding is available.
