The property is currently <br />zoned industrial. Therefore, the property will require rezoning. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />1) The proposed plat consists of 27 residential lots and one <br /> commercial lot. Lots 2, 3 and 4 do. not meet the area <br /> requirement of the City Code. <br /> <br />2) <br /> <br />In reviewing the sketch plan requirements of the city Code, <br />the following items were not provided: <br /> <br />a. Existing zoning classification of the areas surrounding <br /> the subdivision. <br /> <br />be <br /> <br />Description of the property by fraction of section, <br />township and range. <br /> <br />c. Date and approximate acreage. <br /> <br />Names and addresses of the owner and subdivider of the <br />land. <br /> <br />3) <br /> <br />The plat is proposed to be served by city sewer and water. <br />The developers od Cedar Hills, Windemere Woods and Chestnut <br />Hills have requested tax-increment financing to help extend <br />sewer and water to the area.
