The total area of the proposed subdivision is <br />approximately 24 acres. Three lots are being created from the <br />parcel, Lot 1 being approximately 2 acres, Lot 2 being 10 acres <br />and Lot 3 being 12 acres. The park dedication is 5% of the land <br />or a cash equivalent based on the fair market value. <br /> <br />We have reviewed the City park and trail map and determined that <br />no park land is required for this area. <br /> <br />Our recommendation, thus, is to accept cash in lieu of land for <br />park dedication.
