Page 3 <br />May 8, 1990 <br /> <br />11. <br /> <br />12. <br /> <br />Grading/Drainage <br /> <br />The grading plan shows a floor elevation for the proposed <br />building of 884 and the centerline of the street at an <br />elevation of 886.33. City Code requires that the building <br />elevation be at least 18 inches above the street. This may <br />be modified provided there is good drainage from the building. <br />The grading plan shows the drainage from the northeast corner <br />of the parking lot flowing north to the Sunfish Lake Boulevard <br />ditch with minimal fall. We would recommend that the building <br />be raised or the drainage pattern changed to provide better <br />drainage from this area. <br /> <br />Landscape Plan <br /> <br />The landscape plan illustrates a mixed foundation planting <br />with plants roughly 10' on center. Selection of plant <br />materials is not well suited for the north side of the <br />building and should be revised with material more tolerant to <br />shade/north exposure. <br /> <br />The boulevard planting should be enhanced with more canopy <br />trees. Silver maple are not acceptable as boulevard trees due <br />to their soft wood, size and susceptibility to storm damage. <br />These trees should be replaced with a suitable hardwood <br />species and spacing should be reduced to approximately 40' <br /> <br />On the south side of the building, the five foot setback to <br />pavement provides little room for screening loading dock <br />activity without using a fence. The plan indicates alternate <br />use of pine and Lindens. The pine normally get to be 20-30' <br />across at the base and will encroach into the truck <br />maneuvering area as well as the lot to the south. Greater <br />consideration should be given to treatment of this building <br />side due to its high visibility. One alternative would be to <br />construct a landscaped curb island extending south from the <br />east line of the building. <br /> <br />Ail disturbed areas not sodded will need to be seeded. <br /> <br /> <br />
