Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />October 27, 1988 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Cedar Hills Site Review <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the preliminary plat for Cedar Hills and offer the <br />following comments: <br /> <br />Cedar Hills is a proposed 54.6 acre development consisting of <br />123 single family lots. <br /> <br />Per our letter of October 24, 1988 and subsequent action of the <br />Parks Commission, the area proposed for a park development in <br />Oulot A is unacceptable as the Parks Commission will not accept <br />wetland areas for park dedication. <br /> <br />The utility and drainage easements for the individual lots must <br />be shown on the final plans. <br /> <br />We have several areas of concern in regard to the proposed storm <br />drainage plan: <br /> <br />The storm sewer from Block 3 should be extended to the <br />wetlands or proposed grading should be shown which would <br />channel the runoff in to the wetlands. <br /> <br />Additional information is required regarding the final <br />disposal of runoff from 144th Lane and 143rd Lane as <br />well as runoff from the east end of 143rd Avenue North. <br /> <br />Runoff from the development will contribute water to Magnesium <br />Pond.
