Wetlands <br /> <br />The proposed development as planned will have minimal <br />impact on the natural environment surrounding the <br />existing wetlands since none of the lots abut on the <br />wetlands. The ponding capacity of Wetland No. 2-116W <br />will be increased and drainage patterns will be changed <br />to decrease impacts on pond levels. <br /> <br />B. Traffic <br /> <br />As part of the plat approval, the City will require the <br />developer to construct a new street south of Hunter's <br />Hill to Sunfish Lake Boulevard. This street along with <br />the streets in Windemere Woods will provide access to <br />this project and minimize the impact on the streets in <br />Hunter's Hill. The City is also planning an east-west <br />collector street between Sunfish Lake Blvd. and C.S.A.H. <br />No. 5 which will be located north of this project. <br /> <br />C. Sewer Service <br /> <br />Currently, this project is located outside of the 1990 <br />Urban Service Area. Therefore, final project approval <br />will be contingent on the expansion of the MUSA boundary <br />by Metropolitan Council. The City has submitted an <br />amendment to its Comprehensive Plan to expand the MUSA <br />boundary to encompass the project. <br /> <br /> <br />
