One <br />lot is a 8.5 acre lot, one is a 10 acre lot and the outlot is <br />31 acres. The minimum lot size in the R-1 district is 2.5 <br />acres with an overall density of one lot per 10 acres. <br />Therefore, both lots meet the minimum requirements of the City <br />Code. <br /> <br />Access to the proposed plat will be from Co. Rd. 83 and 164th <br />Lane N.W. Lot 2 will require a variance for access to County <br />Road 83. Access across the plat to the property north of Lot <br />1 should be provided to eliminate the land locked parcel. <br /> <br />Based on the Anoka County Soil Survey, the soils in the plat <br />consist of Nymore loamy sand, Rifle mucky peat and Isan sandy <br />loam. Nymore loamy sand is a Class I soil suitable for on- <br />site wastewater disposal systems. Adequate Class I soils are <br />available for each lot. <br /> <br />It appears that a portion of the drainage will be directed to <br />Trott Brook.
