PROPOSED FINDINGS OF FACT <br />REZONE CHESTNUT POND ADDITION FROM I-1 INDUSTRIAL <br />TO R-1 URBAN RESIDENTIAL <br /> MR. JOHN PETERSON; GOOD VALUE HOMES, INC. <br /> June 27, 1990 <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />That Mr. John Peterson of Good Value Homes, hereinafter referred to as "Applicant", has <br />properly applied for a rezoning of Chestnut Pond Addition from I-1 Industrial District to R- <br />1 Urban Residential. <br /> <br />That the applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Section 170.013C of the Ramsey City Code on July 3, 1990 and that <br />said public hearing was properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />That the property which is proposed to be named Chestnut Pond Addition, is legally <br />described as follows: <br /> <br />The South 790 feet of the Southeast Quarter of the Southwest Quarter of <br />Section 26, Township 32, Range 25, Anoka County, Minnesota. <br /> <br />That the subject property is approximately 23 acres in size. <br /> <br />That the subject property is currently zoned I-1 Industrial District. <br /> <br />That the property to the West of the subject property is zoned I-1 Industrial and the <br />property to the North and East is zoned for R-1 Urban Residential development and the <br />subject property is bounded on the South by County Road #116 (Industry Avenue N.W.). <br /> <br />That on June 18, 1990, the applicant submitted a rezoning application proposing to develop <br />the property with 18 single-family urban residential lots and 1 outlot. <br /> <br />That the subject property is located within the City's Urban Area. <br /> <br />That the proposed rezoning will be in accordance with the objectives of the Comprehensive <br />Plan. <br /> <br />That the proposed subdivision and rezoning is the result of the developers effort to comply <br />with the City's desire for an additional access from Cedar Hills to either Sunfish Lake <br />Blvd. or County Road #116 other than through the existing development of Hunters Hill. <br /> <br /> <br />
