One lot is <br />an 8.5 acre lot, one is a 10 acre lot and the outlot is 31 acres. <br />The minimum lot size in the R-1 district is 2.5 acres with an <br />overall density of one lot per 10 acres. <br /> <br />The total park dedication requirement at the proposed density is <br />7% of the gross area being subdivided or cash in lieu of. Park <br />dedication would thus be 3.47 acres (49.5 x .07) for the entire <br />parcel. <br /> <br />Under a minor subdivision, however, park dedication is applied to <br />the new lot(s) being created rather than the entire parcel. Seven <br />percent of 18.5 acres is 1.3 acres. A 75' wide corridor by 660' <br />would be 1.14 acres, thus any diagonal orientation would require <br />at least the entire 1.3 acres. <br /> <br />In reviewing the parks map, the Trott Brook trail is proposed to <br />traverse the property. This would be located within the outlot <br />north of Trott Brook. The actual trail alignment would depend on <br />the topography (currently not available). It appears that the <br />trail alignment would generally traverse the outlot in a NW-SE <br />orientation as shown on the attachments. <br /> <br />The Parks Commission is aware of the North Forty Trail issue. One <br />of the options being discussed is whether a trail right-of-way <br />could be acquired on the east side of Lot 1. A 75' trail right- <br />of-way for 960' along the east side of Lot 1 would be 1.65 acres <br />(greater than that required under a minor subdivision) and nearly <br />half of the park dedication requirement for the plat.
