Hakanson <br />Anderson <br />Assoc.,inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />June 26, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Sketch Plan Review of <br />Armstrong Addition <br /> <br />Dear Mr. Zimmerman: <br /> <br />Since our review letter of May 29, 1990, the applicant has <br />submitted a revised sketch plan dated June 26, 1990. <br /> <br />Following is a list of additional comments resulting from our <br />review of the revised plan: <br /> <br />A drainage and utility easement is indicated on Lot 2 along <br />Trott Brook to an elevation of approximately 872. This <br />easement should also be shown on Outlot A encompassing the 100 <br />year flood plain (approx. elev. 872). Drainage and utility <br />easements are shown along all lot lines. <br /> <br />The road easements providing future access to Outlot A and the <br />parcel north of Lot 1 as well as the driveway easement are <br />indicated by note. Easements will have to be provided by <br />separate instrument prior to recording of final plat. <br /> <br />The Trott Brook trail is proposed to traverse the property. <br />This would be located within the outlot north of Trott Brook. <br />The actual trail alignment would depend on the topography <br />(currently not available). It appears that the trail alignment <br />would generally traverse the outlot in a NW-SE orientation. <br /> <br />The Parks Commission at their June 13th meeting recommended <br />accepting land for park/trail dedication, the alignment to be <br />determined. Efforts to determine an alignment this month were <br />ineffective due to dense underbrush. Actual alignment will be <br />determined in the fall after leaves are off. The City Attorney <br />recommends a broad easement over the northerly third of Outlot A <br />as an interim step.
