CASE #5 <br /> <br />REQUEST FOR CONDITIONAL USE PERMIT FOR A COMMERCIAL <br />GREENHOUSE IN AN R-1 RURAL RESIDENTIAL DISTRICT; <br /> CASE OF GREEN VALLEY GREENHOUSE, WAYNE DAVIS <br /> By: Acting Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Wayne Davis owns and operates the Green Valley Greenhouse at his home at 6530 Green <br />Valley Road. Mr. Davis is requesting a conditional use permit to expand the Green Valley <br />Greenhouse. Green Valley Greenhouse is a wholesale/retail operation that has been in existence <br />since approximately 1977 and according to City Code, would be considered a non-conforming use <br />in a R-1 Rural Residential District. At this time, Wayne Davis is proposing to expand the operation <br />by increasing the size of the warehouse by 2,100 square feet and constructing another 13,000 <br />square foot greenhouse on the site. City Code states that non-conforming uses may continue to <br />exist until they are removed or expanded. Reconstruction or expansion of a non-conforming use <br />must be done in conformity with City Code. <br /> <br />Observations: <br /> <br />Green Valley Greenhouse is a retail/wholesale operation, 90% wholesale and 10% retail.
