The applicant has <br />requested rezoning to R-1U. <br /> <br />Following is a list of comments subsequent to our letter of May 29, <br />1990 resulting from our review of this preliminary plat dated July <br />30, 1990. <br /> <br />The proposed plat consists of 18 residential lots. Ail of the <br />lots east of Sodium meet the minimum area requirement of <br />15,000 SF above OHW as based on the defined wetland area of <br />the plat. <br /> <br />The structure setback line of 50' and the OHW mark should be <br />shown on the plat. <br /> <br />The plat is proposed to be served by city sewer and water. <br />The developers of.Cedar Hills, Windemere Woods and Chestnut <br />Hills have requested tax-increment financing to help extend <br />sewer and water to the area. If the developer elects to have <br />City participation in the street and utilities, the procedure <br />as outlined in Article 170.039D of the City Code must be <br />followed. <br /> <br />An additional 17' of right-of-way is shown at the south end <br />of the plat for County Road 116.
