Hakanson
Anderson
Assoc.,Inc.

Engineers, Surveyors &
Landscape Architects

July 31, 1990

Mr. Gerald Zimmerman, Chairman
Ramsey Planning & Zoning Co~mission
city of Ramsey
15153 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re: Preliminary Plat of Chestnut Pond

Dear Mr. Zimmerman:

We have reviewed the above referenced preliminary plat which is
located in the urban service area of the City. The applicant has
requested rezoning to R-1U.

Following is a list of comments subsequent to our letter of May 29,
1990 resulting from our review of this preliminary plat dated July
30, 1990.

The proposed plat consists of 18 residential lots. Ail of the
lots east of Sodium meet the minimum area requirement of
15,000 SF above OHW as based on the defined wetland area of
the plat.

The structure setback line of 50' and the OHW mark should be
shown on the plat.

The plat is proposed to be served by city sewer and water.
The developers of.Cedar Hills, Windemere Woods and Chestnut
Hills have requested tax-increment financing to help extend
sewer and water to the area. If the developer elects to have
City participation in the street and utilities, the procedure
as outlined in Article 170.039D of the City Code must be
followed.

An additional 17' of right-of-way is shown at the south end
of the plat for County Road 116. We would recommend the
additional width be changed to 27' and identified as road
right-of-way on the plat.

222 Monroe Street
Anoka, Minnesota 55303

612/427-5860
Fax 612/427-3401
