Case #1 <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF CHESTNUT POND <br />ADDITION; CASE OF GOOD VALUE HOMES, INC. <br /> By: Acting Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />The proposed subdivision consists of 18 lots and 1 ouflot on approximately 23.2 acres located just <br />North of Industry Avenue N.W. and South of the proposed Cedar Hills Addition. The following <br />items are enclosed for your information: <br /> <br />A) <br />B) <br />C) <br />D) <br />E) <br />F) <br />G) <br /> <br />Site location map <br />Proposed preliminary plat <br />City Engineer's review (May 29, 1990) <br />City Landscape Architect's review (May 29, 1990) <br />Anoka County's review (June 25, 1990) <br />DNR's review (July 18, 1990) <br />City Engineer's review (July 31, 1990) <br /> <br />Observations: <br /> <br />On May 29, 1990, the City of Ramsey received an application and sketch plan from Good Value <br />Homes, Inc. for Chestnut Pond Addition. <br /> <br />On June 5, 1990, the Ramsey Planning and Zoning Commission reviewed the sketch plan for <br />Chestnut Pond Addition. Per the Commission's direction at that time, City Staff has determined <br />that the required lot size for water-front lots in this subdivision is 15,000 square feet in accordance <br />with Ordinance #85-2 (Environmental Protection). The Planning and Zoning Commission <br />recommended sketch plan approval in accordance with the City Engineer's review dated May 29, <br />1990. <br /> <br />On June 13, 1990, the Ramsey Park and Recreation Commission met to review the proposed plat <br />of Chesmut Pond Addition for park dedication requirements. The consensus of the Commission <br />was to accept cash to satisfy park dedication in the amount of Five Hundred Dollars ($500.00) per <br />unit. <br /> <br />On June 18, 1990, the City received a petition from Good Value Homes, Inc. requesting the <br />extension of sewer and water, storm sewer, curb and gutter in the Chesmut Pond Addition. Also <br />on June 18, 1990, the City received an application from Good Value Homes, Inc. to rezone the <br />proposed plat of Chestnut Pond Addition from I-1 Industrial to R-1 Urban Residential. <br /> <br />On July 3, 1990, the Ramsey Planning and Zoning Commission conducted a public hearing and <br />recommended that City Council approve the request to rezone the proposed plat of Chesmut Pond <br />Addition from I-1 Industrial to R-1 Urban Residential. Additionally, on July 3, 1990, the <br />Planning and Zoning Commission conducted another public hearing regarding the request of Good <br />Value Homes, Inc. for preliminary plat approval of Chesmut Pond Addition. Per the Applicant's <br />request, the public hearing was continued until the Planning and Zoning Commission meeting of <br />Aug-ust 7, 1990 in order to allow the Applicant more time to provide the required information. <br /> <br /> <br />
