Surveyors & <br />Landscape Architects <br /> <br />July 31, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Northfork Trail Addition P.U.D. <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the proposed Northfork Trail Addition with <br />reference to the Planned Unit Development Ordinance and offer the <br />following comments: <br /> <br />The proposed development consists of six outlots and is <br />consistent with the overall concept plan which has previously <br />been approved. <br /> <br />Outlots A, C, F and G are to be dedicated to the Homeowners <br />Association for open space and recreational purposes. Outlots <br />are undevelopable unless otherwise determined by the City <br />Council. <br /> <br />Either the plat itself or a separate instrument should be <br />filed with the plat which covenants the use as recreation and <br />open space since the area is being used to meet the PUD open <br />space requirements. <br /> <br />Outlots B, D and E provide segments of public trail and should <br />be deeded to the City for park purposes.
