southerly of the 1000 foot line and extending to the Mis~.issippi <br />River shore are zoned R-1U or R-1R Residential. The Westerly <br />portion of the property is scheduled to be zoned as a continuation <br />of the same R-1U districts. The Metropolitan Urban Service Area <br />(MUSA) line is in the process of being amended which assures this <br />zoning. <br /> <br />Park and Open Space requirements were amended into the City Code by <br />Ordinance 89-17 as Sec. 170.06 which establishes standards for the <br />dedication of park and open space land in the subdivision of <br />property. <br /> <br />CRITICAL RIVER OVERLAY DISTRICT <br /> <br />The Mississippi River Critical Area has been adopted which <br />establishes certain development limitations within the District. <br />Such regulations become higher standards than the Zoning Ordinance. <br /> <br />Trail corridor right-of-way land is to be provided to the City <br />within the Critical Area District as established by Ordinance 88- <br />11. Based on this Ordinance and the Critical Area boundary, (see <br /> <br />Zoning Map), <br />City has a <br />location. <br /> <br /> there is great flexibility in trail location.
