The combined building area results in a lot coverage <br />of approximately 20 percent or 15 percent below the maximum <br />lot coverage permitted by the City Code. <br /> <br />Setbacks <br /> <br />The building and paved areas comply with the City setback <br />requirements. <br /> <br />Parkinq <br /> <br />The plan indicates that 42 parking stalls will be provided <br />with the Phase I development. Based on the proposed use, only <br />31 parking stalls are required. <br /> <br />Concrete curb (B612) is indicated on the plans and should be <br />provided for all parking, driveways and hard surfaced areas. <br />However, if access to Industry Avenue is allowed, the concrete <br />curb should end at the county right-of-way line. Provisions <br />should be made to provide handicap access into the building. <br />A typical pavement section for parking and drive areas should <br />be shown. <br /> <br />Landinq Docks <br /> <br />Based on the city Code, at least two off-street loading berths <br />of not less than fifty feet shall be provided. The plan was <br />not clear on the location of loading docks. <br /> <br />Lighting <br /> <br />Building mounted security lights and perimeter lights are <br />shown. Non-glare lights should be used or all lights shall <br />direct glare a%~ay from Industry Avenue and Tungsten Street. <br /> <br />Grading/Drainaqe <br /> <br />The grading plan shows the northerly and easterly parking <br />areas draining either into the county right-of-way or onto <br />Tungsten Street. Also, it appears that the area south and <br />west of the proposed building will drain south onto the <br />adjacent lot. The plan will have to be revised to limit <br />drainage to the adjacent properties and the amount of runoff <br />onto the streets will have to be reviewed. <br />Landscape Plan <br /> <br />The landscape plan illustrates a mixed foundation planing on <br /> Se_ection of plant <br />the north and east sides of the building. ~ ~ <br /> <br /> <br />
