City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />· (612) 427-1410 <br /> <br />August 30, 1990 <br /> <br />Gerald Zimmerman, Chairman <br />Planning and Zoning Commission <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />RE: Site Plan for Mate Punch & Die Company, 6400 Industry Avenue N.W. <br /> <br />Dear Mr. Zimmerman: <br /> <br />I have reviewed the proposed site plan for the expansion of Mate Punch & Die Company and offer <br />the following comments: <br /> <br />Zoning: The property is zoned I-1 Industrial. All surrounding adjacent properties are <br />similarly zoned. <br /> <br />Lot Coverage: The proposed-expansion will increase the existing 'coverage from 48,944 <br />square feet to a total of 95,280 square feet. This will bring the total lot coverage to 34% <br />which is within the 35% maximum coverage allowed by the code. <br /> <br />Site Access: Vehicular and truck access to the site onto Industry Avenue will be moved <br />approximately 100 feet West of the existing location. A second parking lot access will be <br />provided onto Sunfish Lake Blvd. Both access locations are set back a sufficient distance <br />from the intersection of Sunfish Lake Blvd. and Industry Avenue. <br /> <br />o <br /> <br />Building Elevation: The first floor elevation of the building expansion is not provided, nor <br />is the elevation of the centerline of Sunfish Lake Blvd. Care should be provided that the <br />grade of the proposed addition is at least 18 inches higher than the adjacent centerline of <br />Sunfish Lake Blvd. <br /> <br />o <br /> <br />Par-king: The petitioner has proposed parking which would meet code requirements for the <br />facility accommodating 17,200 square feet of office space plus 190 employees working on <br />the manufacturing shift. These criteria should be specifically verified by the petitioners. <br /> <br />Setbacks: The proposed addition will encroach within the 110 foot building setback <br />required from the centerline from County and thoroughfare highways. A variance for this' <br />encroachment must be obtained. <br /> <br />Loading Dock: A total of six loading docks will be located on the West side of the <br />proposed addition. City Code requires a minimum of five loading docks for a facility of <br />this size. The loading dock dimensions are in conformance with the proposed standards. <br /> <br /> <br />
