It was
noted that since the City Engineer's report was issued, CAPCO has provided information on the
site plan regarding building elevation, projected water usage, location of refuse container, location
of outside lighting, curbing, landscape plan and use of adjacent parcels.

Mr. Burzynski noted that the existing bituminous curbing on the site is in good condition and is
requesting that he be required to only place concrete curbing on the expansion area.

The Commission was agreeable to Mr. Burzynski's request to place concrete curbing on the
expansion area only.

With respect to lighting, Commissioner Deemer noted that the existing fixtures on the building
exterior do not meet code and will have to be modified.

Mr. Jeff Stone referred to Item #8 of the City Engineer's report requiring a 20 foot wide
landscaped area along Sunfish Lake Blvd. N.W. Mr. Stone noted that there must have been a loss
of property when Sunfish Lake Blvd. N.W. was upgraded to County standards and there remains
only a 4 foot strip of landscaping along Sunfish Lake Blvd. N.W. Mr. Stone was agreeable to
restoring that 4 foot strip of landscaping, but he could not provide for a 20 foot landscaped area.

Commissioner Deemer referred to Item #5 regarding the rear yard setback being insufficient and
explained that the existing building was developed on this site and following that, the lot was split
and that resulted in an inadequate mar yard setback.

Ms. Frolik noted that the applicant has applied for a Board of Adjustment variance to rear yard
setback requirements and that will be beard on August 23, 1990.

Motion by Commissioner Deemer and seconded by Commissioner Bawden to recommend that
City Council approve the site plan for CAPCO dated August 3, 1990 and contingent upon items

Planning and Zoning Commission / August 7, 1990
Page 6 of 9
