Egan <br />Egan Oil Company <br />500 Industry Avenue <br />Anoka, MN 55303 <br /> <br />Dear Mr. Egan: <br /> <br />I have received the proposed site plan for a cold storage warehouse to be located on a parcel at the <br />Northwest comer of the intersection of Armstrong Boulevard and 146th Avenue and offer the <br />following comments: <br /> <br />The zoning for this property is I- 1 Industrial as is the adjacent property immediately North <br />and West of the subject property. Properties to the South, across 146th Avenue and the <br />properties to the East across Armstrong Boulevard are zoned B-1 Business district. <br />Subject property has no existing permanent structures. It is presently fenced and is <br />occupied with sheds, tracks and similar equipment. <br /> <br />Lot Coverage: The proposed structure will cover approximately 6.4% of the lot which is <br />considerably less than the allowable 35% maximum coverage. <br /> <br />o <br /> <br />Building Elevation: The building is proposed to be at least 18 inches higher than the grade <br />of the adjacent road. <br /> <br />Parking: Code requires 1 parking space per employee in the industrial zone. Since the. <br />proposed use is cold storage, no full-time employees are anticipated to be on this site and <br />therefore no parking would be 'required. However, the developer is proposing four <br />parking stalls. <br /> <br />Setbacks: The location of the proposed structure complies with all setback requirements. <br /> <br />Loading Docks: Code requires no loading facilities for a facility of this size. However, <br />due to the nature of this facility it can be anticipated that trucks will need to gain access to <br />the site on a regular basis. Three 12 x 14 foot overhead garage type doors will be <br />provided. One door will face South onto 146th Avenue, while two additional loading <br />doors will face East. There is adequate room for large trucks to maneuver to provide <br />loading at these overhead door locations. However, greater ease of maneuverability may <br />be achieved if the overhead door facing South were relocated to face East on the Southeast <br />comer of the building. Likewise, it may also provide easier access to move the 24 foot <br />access drive approximately 40 feet to'the East such that the West side of the access drive <br />would be directly in line with the East side of the building. This would also allow the four <br />parking stalls to be relocated to the area in front of the present drive location which would <br />be closer to the building. <br /> <br />Utilities: This property is located outside the urban area boundaries and outside the exi'sting <br />sewer service area. It will be served by a private well and an on site septic system. <br /> <br /> <br />
