CASE # 1 <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF MINOR SUBDIVISION <br />PROPOSED TO BE NAMED JENSON ADDITION; CASE OF BRADLEY JENSON <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Bradley Jenson and Mr. Wallace Jenson are requesting sketch plan review for a minor <br />subdivision (Jenson Addition) which consists of a resubdivision of Lot 5, Block 4 and Lots 2 and <br />3, Block 5 in Riverside West. The subject property is zoned R-1 Urban Residential and also lies <br />within the Critical River Corridor. The request to resubdivide the lots.results from the availability <br />of sewer and water in Riverside West. <br /> <br />The proposed subdivision has been forwarded to DNR, EQB and Melxo' Council for review and <br />comment. According to the City Engineer's report dated November 1, 1990, the proposed <br />subdivision meets critical river area standards. <br /> <br />The proposed Jenson Addition will be reviewed by the Parks and Recreation Commission on <br />November 8, 1990 for park dedication requirements. Merland Otto of Hakanson Anderson has <br />reviewed the proposed plat and is that the Park Commission require cash to satisfy park dedication <br />requirements in the amount of $500 for each new lot created ($1500.00). <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed subdivision <br />City Engineer's report dated November 1, 1990 <br /> <br />Observations: <br /> <br />On September 20, 1990, the City of Ramsey received an application from Bradley Jenson and <br />Wallace Jenson for a minor subdivision. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the proposed Jenson Addition. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Jenson Addition and recommend that City Council grant <br />final plat approval to same contingent upon compliance with the Park and Recreation <br />Commission's recommendation for park dedication and satisfactory reviews from DNR, <br />EQB and Metro Council. <br /> <br />Review Checklist: <br /> <br />City Administrator Chief of Police <br />City Attorney __ Finance Officer <br />City Engineer X Planning & Zoning Commission <br />Zoning Administrator .
