City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />· {612) 427-1410 <br /> <br />November 1, 1990 <br /> <br />Bradley Jenson <br />6711 - 137th Avenue N.W. <br />Ramsey, Minnesota 55303 <br /> <br />RE: MINOR SUBDIVISION PLAT REVIEW - JENSON ADDITION <br /> <br />Dear Mr. Jenson: <br /> <br />I have reviewed the proposed minor subdivision which consists of a re-division of three lots <br />originally platted in the Riverside West subdivision into six lots. The impetus for this re-division <br />is the availability of City sewer and water to the area~ <br /> <br />The following is a listing of comments resulting from this review: <br /> <br />1) <br /> <br />The parcels being divided are zoned R-1U as are the parcels immediately east and <br />west. The parcels immediately north of the subject lots are zoned R-1 The subject <br />property is within the critical river areas, however, none of the lots created are <br />riparian lots. <br /> <br />2) <br /> <br />All resulting six lots will have areas between 0.5 and 0.6 acres which is in excess <br />of the minimum 12,150 square feet required for urban lots having sewer in the <br />critical river area. <br /> <br />3) <br /> <br />The lots vary between 87.4 feet and 130 feet in width which is in excess of the <br />minimum 80 feet width required for sewered urban lots. <br /> <br />4) <br /> <br />Building setbacks and utility easements shown on the site plan are in compliance <br />with code requirements. <br /> <br />5) <br /> <br />Drainage patterns will be substantially unaltered by the land division and peak <br />runoff rates will be increased by less than one cubic feet per second (cfs). A <br />drainage plan was submitted under the original Riverside West plat which called for <br />runoff to drain south along Dolomite Street N.W. to 137th Avenue N.W. and then <br />to the Mississippi river via a 27 inch concrete storm drain. <br /> <br /> <br />
