FACT 90166 <br /> ¢ONDITIOHAL USE FERHIT. <br />DUAHE A~D BO~qLE LUNDKK~ <br /> 6710 HICH~AY ~10 1T~ <br /> <br />1) <br /> <br />That Duane and Bonnie Lundeen, hereinafter referred to as the "Applicants", <br />have properly applied for a conditional use permit to construct and operate <br />a residential use in the B-1 Business District. <br /> <br />That the Applicants appeared before the Planning and Zoning Commission for <br />a public hearing pursuant to Section 170.013D of the City Code on May 5, <br />1987 and that said public hearing vas properly advertised and the minutes <br />of that public hearing are hereby incorporated by reference. <br /> <br />3) That the subject property is generally known as 6710 Highway ~I0 NW and is <br /> legally described as follows: <br /> <br />Lot 4, Block 1, Riverside West, Anoka County, Minnesota <br /> <br />That the subject property is approximately 1.1 acres in size. <br /> <br />That the subject property is located in the B-1 Business District and <br />permitted uses in this district include uses such as wholesale, retail, <br />restaurants, offices, etc. <br /> <br />That the Applicants are proposing to construct a 2,400 square foot addition <br />to the existing structure and that the ground floor will be an expansion of <br />the restaurant and the upper story is proposed to be used for residential <br />purposes. <br /> <br />7) That the expansion of the restaurant is a permitted use in the B-1 Business <br /> District. <br /> <br />8) That a residential use is not a permitted use in the B-1 Business District. <br /> <br />9) That the applicants are requesting a conditional use permit for the <br /> residential use. <br /> <br />10) That the Applicants have stated that the residential use is necessary for <br /> security.purposes.. <br /> <br />11) That the adjoining properties are used and zoned for B-1 Business. <br /> <br />12) That there are no other similar permitted conditional uses; that is, a <br /> residential use in the B-1 Business District. <br /> <br />13) That the proposed residential use would have no significant impact on <br /> traffic to the premises. <br /> <br />14) That the proposed residential use will not substantially adversely impair <br /> the use of surrounding properties. <br /> <br />15) That the proposed residential use is not in accordance with specific <br /> objectives of the City's Comprehensive Plan. <br /> <br /> <br />
