constructed of materials other than metal on at least 50% of the exposed wall when the <br />building is adjacent to a street. A variance from this requirement will be necessary. <br /> <br />lO) <br /> <br />Drainage: A drainage plan was not submitted nor has a topographic map been provided <br />which would enable the drainage to be analyzed. However, during a site visit the <br />following observations were made concerning the drainage: <br /> <br />a) <br /> <br />The Northeast half of the property generally drains toward the northeast comer of the <br />site where it enters a drainage swale which occupies the southernmost 20 to 25 feet of <br />the adjacent parcel to the north. <br /> <br />b) <br /> <br />The above ponding area is connected to city street and county road ditchlines, however, <br />it appears this system of ditches does not have an outlet since they run uphill to a large <br />natural ponding area located just north of Basalt Street and Industry Avenue. <br /> <br />c) The remainder of the property drains to the west boundary of the site and then north to <br /> the above mentioned pond and ditch system. <br /> <br />Based upon the above observations, I would have to conclude that during a four inch storm <br />event, which is the basis for city design, the present facility will discharge storm water onto <br />the adjacent property and into public right-of-way where it will remain until it percolates <br />away. <br /> <br />I would recommend that the lawn area on the northeast corner of the site be regraded to <br />form a small detention pond. This pond might be approximately 3 feet deep with side <br />slopes of 1:5 so that is could be easily mowed to maintain the attractive appearance of the <br />existing site. Although the storage capacity of this pond would not accommodate the <br />design runoff from the site, it would more than offset the increase in runoff from the <br />expansion and be an overall improvement to the area drainage. <br /> <br />11) <br /> <br />Curbing: At the present time, no curbing is provided on the site. Concrete curbing is a <br />City Code requirement. <br /> <br />Hard Surfaced Drive Areas: At the present time, all drive areas are not hard surfaced. <br />Hard surfaced driveways are City Code requirement. <br /> <br />The following is a list of items that were not submitted as required by City Code: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Property survey certified by a registered land surveyor. <br />Topographic map of the property. <br />A building design plan certified by a re~stered architect. <br />A site drainage plan. <br />Location of exterior refuse containers. <br />Location of signage. <br /> <br />Respectfully submitted, <br /> <br />CITY OF RAMSI~Y <br /> <br />Stev~en J.
