population and employment growth indicators substantiated a need for
50 acres of commercial development in the next 15 years. The 1990
~ SA has approximately 200 acres of commercially zoned undeveloped
t~nd, thus no new commercial acreage is proposed for the year 2000.
Two parcels of commercial property totalling 38 acres, are proposed to
brought into the MUSA 2000 in order to also include contiguous
residential properties. This is proposed to be offset by rezoning a
parcel of 38 acres from commercial to residential. The net effect is
that commercial acreage will remain the same.

The Highway 10 study done in s 1987 indicates that industrial land
absorption may reach 25 acres per year. It is assumed that 75% of
this growth will occur ~itkin the urban area with the remainder in the
unsewered area of the City. The land requirements for year year 2000
plus a five year reserve are thus projected at approximately 320 acres
with 180 acres currently undeveloped in the MUSA. The 2000 MUSA is
proposed to be expanded to include an additional 140 acres of
industrial zoned land.

Table ~,.,. summarized the available supply of land within the 1990
MUSA and the proposed change for the year 2000. The I~USA is proposed
to be ex~anded by approximately 400 acres yielding a total of 930
developable acres. The proposed expansion provides a slight surplus
of residential area, a slight deficiency in industrial area and
commercial area remains the same as currently in the 1990 MUSA.

TABLE

SUM/~ARY OF MZ3SA REQUIREMENTS

Undeveloped
1990 Acres

Proposed Undeveloped
2000 Acres

Change

Commercial 204 205 +1
Industrial 179 286 +i07
Residential l&3 440 +297
526 931 405
