Police protection is provided by the City's police department to all <br />residents whether in the ~SA or in the non-sewered areas. Similarly, <br />fire protection (currently contracted from Anoka and E!)[ River) will be <br />available through the city's fire department to all residents in non- <br />sewered and ~SA areas° <br /> <br />Figure '~ illustrates the civil defense siren system currently being <br />installed in the city. As shown, the system provides city wide <br />coverage and is not limited to the areas within the I~USA. The eztent <br />to which these services are provided are more indicative of a <br />developing community rag. he. than a fringe cor~unity on a clearly <br />defined urban/rural edge. <br /> <br />Current Policy <br /> <br />The current policy of the City is to limit development outside of the <br />>~SA to one lot per 10 areas of remaining undeveloped properuy with a <br />minimum lot size of 2.5 acres. Table _2__ indicates that 3687 acres of <br />land in the "rural" area will be undeveloped (appro>[imate!y 25%). <br />Also indicated on Table is the e~[isting development density of the <br />"rural" area which is one lot per !.9 acres. With the City's 2.5 acre <br />minimum lot size applied to remaining undeveloped land, that density <br />can be reduced to 1 lot per 2.8 acres. As a con~rast, if the City <br />were to implement "four in forty" zoning on the remaining developable <br />land, the lowest overall density that could be achieved would be ! lot <br />in 3.6 acres. <br /> <br /> <br />
