RALPH ELOFSON <br /> <br />That Mr. Ralph Elofson, hereinafter referred to as "Applicant", has properly applied for a <br />rezoning of six parcels in Riverview Estates from B-1 Business to R-1 Urban Residential. <br /> <br />That the Applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Section 170.013C of the City Code on February 7, 1989 and that said <br />public hearing was properly advertised and that the minutes of said' public hearing are <br />hereby incorporated by reference. <br /> <br />That the properties which are the subject of the application are located on the south side of <br />Front Street N.W. and are legally described as follows: <br /> <br /> Lots 1 - 6, Block 2, Riverview Estates, Anoka County, Minnesota <br /> <br />That Lots 1-6, Block 2, Riverview Estates are approximately 1/2 acre in size and meet the <br />20,000 square foot minimum for riparian sewered lots in the Critical Rivers area. <br /> <br />That the subject properties are currently zoned B-1 Business. <br /> <br />That the properties to the east are zoned R-1Urban Residential. <br /> <br />That the properties on the north side of Front Street are zoned B-1 Business. <br /> <br />That the Applicant has stated that the rezoning is necessary in order to be consistent with <br />surrounding zoning and development. <br /> <br />That the proposed rezoning will not substantially impair the use or market value of any <br />surrounding property. <br /> <br />That the proposed rezoning will be in accordance with the specific objectives of the <br />Comprehensive Plan,. <br /> <br />That the proposed rezoning will not change the essential character of the area. <br /> <br />That the Highway #10 Corridor Study states that the subject area should be zoned for <br />single family residential development. <br /> <br /> <br />
