Case #1: <br /> <br /> REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br /> NORTH FORTY 2ND ADDITION <br />By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed North Forty 2nd Addition consists of two blocks; Block One with 7 lots and Block <br />Two with 6 lots. The proposed subdivision is located in the Southeast 1/4 of the Southwest 1/4 of <br />Section 17, Township 32, Range 25. The forty acre parcel is located West of Whispering Pines <br />Estates Plat 3. For your information, enclosed are the following items: <br /> <br />B. <br />C. <br />D. <br />E. <br /> <br />Site location map <br />Proposed preliminary plat <br />City Engineer's review of the plat <br />Public hearing notice <br />List of Properties not/fled <br /> <br />Observations: <br /> <br />On March 3, 1988 at a special meeting of the Planning and Zoning Commission, the Commission <br />recommended the plat to proceed to prelin'dnary plat stage. On December 8, 1988, the Park and <br />Recreation Commission recommended that 75 feet along the South side of the property and one <br />acre in the Southwest quarter of the plat and the remainder in cash be used to satisfy park <br />dedication requirements. On January 4, 1989, the City received formal application and escrow <br />payment for the subdivision platting process. Also on January 4, 1989, R. J. Sybrant 2nd <br />Addition's name was changed to North Forty 2nd Addition. <br /> <br />Recommendations: <br /> <br />Staff recommends tabling of North Forty 2nd Addition until conformance to comments made in the <br />City Engineer's letter dated January 31, 1989. <br /> <br />Commission Action: <br /> <br />-Motion to recommend approval/denial/tabling of North Forty 2nd Addition preliminary plat. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />2ity Attorney <br />'Aty Engineer '. ~.'. <br /> ;ommunity Development Director X <br /> <br />Chief of Police <br />Finance Officer <br />Planning & Zoning Commission <br />Park & Recreation Commission <br /> <br />X <br />X <br /> <br /> <br />
