The newly created lots will gain access from 166~" Avenue <br />and the exis~g stogie farn/ty home will continue to g=in public access .from Jasper Street <br /> <br />The sketch pl~ is showing three areas where wetlands are apparent. CiU Code requires wetlands <br />to be de!ira/rated on all plats under 10 acres ha size. A wetland delineation will need to be <br />completed prior to Final Plat review by ~e CiU' Council. <br /> <br />The Ci~ Engineer has reviewed the soils map in this area and has deter-m/ned that there is <br />sufficient Class I soils ~o suppor~ a pr/mary and aite~are septic system. <br /> <br />T'ne plat will be reviewed for park dedication requirements by the Park Comm/ssion at their <br />November meeting. <br /> <br />Recommendation: <br /> <br />CiV Sta/%~ r=zornrnends =pproval of the sketch plan. <br /> <br />22 <br /> <br /> <br />
