Case #7:

REQUEST FOR PRELIMINARY PLAT APPROVAL OF
WILDWOOD ACRES ADDITION
By: Mark S. Banwart, Community Development Director

Background:

On December 14, 1988, the City of Ramsey received application for Wildwood Acres Subdivision.
The proposed plat is located between Countryside Estates Addition and Deerwood Addition,
located in Section 5. The plat is 80 acres in size and consists of 2 blocks with 23 lots.

On January 3, 1989, the Ramsey Planning and Zoning Commission recommended that the
developer proceed to the preliminary plat stage, making any adjustments determined to be
necessary by the results of the soil borings and topographies. On January 12, 1989 the Ramsey
Park and Recreation Commission tabled the issue until the Commission receives further
information on the topographical map of the land.

Observations:

Clayton Berg, Developer of Wildwood Acres has submitted topographical maps. Merland Otto,
Hakanson Anderson has conducted an on-site inspection and has conferred with the developer.
The staff conclusion is that a 75 foot wide corridor on the Westerly boundary is not adequate for
park purposes due to the soil and drainage conditions. On February 7, 1989, the Ramsey Planning
and Zoning Commission tabled action on Mr. Berg's request for preliminary plat approval of
Wildwood Acres. The Ramsey Park and Recreation Commission met on February 9, 1989 and
determined that cash payment should be used to satisfy park dedication requirements.
