LAZARES GILLES <br /> <br />o <br /> <br />o <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />That Mr. Lazares Gilles, hereinafter referred to as "Applicant", has properly applied for a <br />conditional use permit to maintain a second principal structure on the property at 8201 <br />163rd Avenue N.W. <br /> <br />That the Applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Section 170.016 of the City Code on October 4, 1988 and that said <br />public heating was properly advertised and that the minutes of said public heating are <br />hereby incorporated by reference. <br /> <br />That the property which is the subject of the application is located at 8201 163rd Avenue <br />N.W. and is legally described as follows: <br /> <br />Lot 9, Block 4, Oakn'idge Estates, Anoka Count3', Minnesota <br /> <br />That the subject property is zoned R-1 Rm-al Residential and is approximately 3.3 acres in <br />size. <br /> <br />That the surrounding properties are zoned R-1 Rural Residential. <br /> <br />That Section 170.015F of the Ramsey City Code states that there shall not be more than <br />one principal building on any one lot. <br /> <br />That there memo othe-r-sim~lar permitted uses in the City. <br />That the proposed second dwelling~~.-~o~s~-;ut['r~l~crease ,'c'affic~ to and from <br />the subject property. <br />That the proposed second dwelling wilde unduly dangerous or detrimental to <br />persons residing or working in the vicinity of-the subject property. <br />That the proposed second dwelling~dversely impair the use, enjoyment or <br />market value of any surrounding property~ <br />That the proposed use wil~'~l not~ harmonious with and in accordance with the specific <br />objectives of the Comprehe~lan. <br />That the proposed second dwelling wil~rllmot-be appropriate in appearance with the <br />existing orintended character of the area. <br />That the proposed second dwelling~not change the essential character of the R-1 <br />Rural Residential District. <br />That the proposed second dwelling ~ill not be disturbing to existing or future <br />neighboring uses. <br />That the proposed second dwelling ~'ill not be adequately se,wed by essential public <br />facilities an~services. <br /> <br /> <br />
