Motion by Commissioner LaDue and seconded by Commissioner Hendriksen to <br />recommend that City Council approve Mr. Clayton Berg's request'for site plan approval of <br />a two-story office building contingent upon the applicant satisfying all items noted in the <br />City Engineer's report dated February 28, 1989. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Shumway and Terry. Voting No: None. Absent: Commissioners Howell and Holm. <br /> <br />Case #3: Request For Site Plan Review of Custom Coach RV, Inc.; <br /> Case Of Jim Peterson: <br /> <br />Mr. Rick Aberle was present representing Jim Peterson and requesting site plan review for <br />Custom Coach RV on property at 6845 Hwy. #10. The site plan includes remodeling an <br />existing metal and brick building and the addition of a new metal and block building. <br /> <br />Mr. Banwart noted that the City Engineer recommends site plan approval contingent upon <br />consideration of the structure not meeting the 50% non-metal exterior wall finish <br />requirement. Mr. Banwart also noted that the project is proposed to be completed in 3 <br />phases. <br /> <br />Mr. Aberle explained that in order to match the exterior of the existing building and make <br />the facility flow appearance-wise, only the lower four feet of the new building is proposed <br />to be covered with rock face. <br /> <br />Mr. Banwart also noted that in the event Gateway Airport is developed to a higher de~ee, <br />the subject property would likely be acquired as part of the clearance zones. <br /> <br />The Commission agreed that some latitude can be extended to the 50% non-metal <br />requirement with regards to 3 of the structure wails, but the front wall of the addition which <br />faces Hwy. #10 should be revised to meet the 50% non-metal finish requirement. The <br />Commission also noted that the front wall of the existing building contains a considerable <br />amount of glass; the same could be planned for the addition and the facility would then <br />meet the 50% non-metal requirement. <br /> <br />Mr. Aberle noted that it would be possible use fiberglass in order to be able to meet the <br />50% non-metal requirement. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Terry to recommend that <br />City Council approve Mr. Jim Peterson's request for site plan review of Custom Coach RV <br />contingent upon the following: <br /> <br />a. Mr. Jim Peterson limiting development of the facility to two phases. <br /> <br />bo <br /> <br />That the front wails facing Hwy. gl0 of both the existing and new structure <br />comply with the City Code requirement for at least 50% non-metal <br />materials. <br /> <br />That there will be no su'uctures constructed on the rear 50 feet of the <br />property in consideration of the furore possibiliw of a service road in the <br />area. . <br /> <br />Planning & Zoning Commission/March 7, 1989 <br /> Page 5 of 8 <br /> <br /> <br />
