Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />April 4, 1989 <br /> <br />Mr. Gerald Zimmerman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />2nd Revision of North Forty 2nd Addition <br />Preliminary Plat <br /> <br />Dear Mr. Zimmerman: <br /> <br />As requested, we have reviewed the 2nd Revision of the Preliminary <br />Plat for North Forty 2nd Addition and offer the following comments: <br /> <br />North Forty 2nd Addition is a 40.5 acre development with 13 <br />single family lots. <br /> <br />To date, soil boring to determine the water table level <br />throughout the plat and soil classifications to determine if <br />the soil is suitable for on-site waste disposal systems have <br />not been provided. <br /> <br />Additional area to be dedicated for parkland has been provided <br />around the ponding area on the south boundary of the plat to <br />an elevation of approximately 873 to 874. It is anticipated <br />the high water level will be at an elevation of 873. <br />Consequently, some filling of the wetlands may be required to <br />construct the trail. Since the land dedicated for park is <br />less than 10%, the balance will have to be paid in cash. <br /> <br />Easements for the detention ponds and drainageways are not <br />shown on the plans. High water elevations are needed for all <br />the ponds along with the grading plan for the ponding areas <br />to provide for storage of a 100 year storm. <br /> <br />As previously stated, none of the detention areas have <br />outlets; therefore, the building elevations of the lowest <br />floor should be set at least three feet above the highest <br />known water levels as stated in the Environmental Protection <br />Ordinance. <br /> <br />ZZZ Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br /> <br />Fax 612/427-3401 <br /> <br />Eugene J.
