Hakanson
Anderson
Assoc.,Inc.

Engineers, Surveyors &
Landscape Architects

April 27, 1989

Mr. Gerald Zimmerman
Ramsey Planning & Zoning Commission
city of Ramsey
15153 Nowthen Blvd N.W.
Ramsey, MN 55303

Re:

North Forty 2nd Addition
Preliminary Plat

Dear Mr. Zimmerman:

since our letter of April 4, 1989, the developer has completed
additional soil borings and revised the alignment of Okapi Street
to provide additional Class I soils on Lots 4, 5 and 6, Block 1.
Following is a list of comments in regard to the review of the
revised plat:

1. The number of lots proposed remained at 13.

Based on the soil borings and the proposed grading, all lots
appear to have adequate Class I soils for on-site wastewater
disposal systems.

As previously stated, the land dedicated for park is less than
10%. Therefore, the balance of the park dedication will have
to be paid in cash.

Drainage calculations for the revised grading plan were not
provided. Also, easements for the drainage ways must be
provided.

As previously stated, building elevations of the lowest floor
must be set three feet above the highest known or projected
water level.

We would recommend approval of the preliminary plat subject to the
requirements of this letter and the City Code.

Z22 Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 612/427-3401

Eugene J.
