The property is currently
zoned residential.

Following is a list of comments resulting from our review of the
Gordon's Gardens 2nd Addition sketch plan:

Gordon's Gardens 2nd Addition is a proposed 26 acre plat
consisting of four single family lots. The proposed plat is
a replat of Lot 2, Block 1, Gordon's Gardens.

According to the Anoka County Soil Survey, the soils consist
of Nymore loamy sand and Zimmerman fine sand. Nymore and
Zimmerman meet the criteria for Class I Soils.

Access to Lots 1, 2 and 3, Block 1 is proposed from County
State Aid Highway No. 22. The city Code does not allow direct
vehicular access from individual lots to a major highway.
Lot 4, Block 1 is landlocked unless 180th Avenue N.W. is
extended to provide access. ,~

The developer is proposing to combine Lot 4, Block 1 with the
existing Lot 1, Block 1 of Gordon's Gardens. Therefore, Lot
1, Block 1 should be included in the replat to avoid the
creation of a landlocked parcel.

The proposed plat should be submitted to the Park Commission
for a recommendation on park dedication.

222 Monroe Street
Anoka, Minnesota 55303

6~2/427-5860

Fax 612/427-3401

Eugene J.
