170.064 <br /> <br />170.065 <br /> <br />PLANNED UNIT DEVELOPMENTS (PUD's) <br /> <br />Parkland dedication requirements for PUD's shall provide <br />a minimum of twenty_percent (20%) for private or public <br />open space and recreational uses in accordance with City <br /> <br />Codes Section 170.016K. <br /> <br />STANDARDS FOR ACCEPTING DEDICATION OF LAND FOR PUBLIC <br /> <br />No Comp. Park <br /> Plan <br /> <br />PARK PURPOSES <br /> <br />Am <br /> <br />Land proposed to be dedicated for public purposes <br />shall meet identified needs of the City as contained <br />in the Park Systems Plan, Comprehensive Plan and <br />Trails Plan. <br /> <br />Prior to dedication for public purpose, the <br />subdivider shall deliver to the City Attorney, an <br />abstract of title or registered property abstract <br />for such dedication. Such title shall vest in the <br />City good and marketable title, free and clear of <br />any mortgages, liens, encumbrances, assessments and <br />taxes. The conveyance documents shall be in such <br />form acceptable to the City. <br /> <br />Ce <br /> <br />The required dedication shall be made at time of <br />final plat approval. <br /> <br />The removal of trees, topsoil, storage of <br />construction equipment, burying of construction <br />debris, or stockpiling of surplus soil is strictly <br />forbidden without the written approval of the City. <br /> <br />Grading and utility plans, which may affect or <br />impact the proposed park dedication, shall be <br />reviewed and approved by the Parks and Recreation <br />Commission prior to dedication, or at such time as <br />is reasonably determined. <br /> <br />To be eligible for park dedication credit, land <br /> · <br /> <br /> ~ .................. any land to be dedicated as <br />a requirement of this Section shall be useable, <br /> <br />develoDable land for use for Dark and recreation <br />purposes and shall be at a location convenient to <br /> <br />the people to be served. <br /> <br /> <br />
