scenic easement dedication may be in lieu of up to 25% <br />of the requirements in Sections 170.062 and 170.063 <br />above. <br /> <br />D. Totlots & Playgrounds <br /> <br />The city, upon review, may determine that the subdivider <br />shall create and maintain some form of on-site recreation <br />use by the site residents such as tot lots and open play <br />space. <br /> <br />That where such credit is granted, the amount of credit <br />shall not exceed twelve percent (12%) of the amount which <br />otherwise would be required for parkland dedication. <br /> <br />E. Trails <br /> <br />Refer to 170'.070, Required Improvements. <br /> <br />In no event shall the amount of credits earned against park <br />dedication requirements exceed 50% of that which otherwise <br />would be required for parkland dedication. <br /> <br />170.069 REQUIRED IMPROVEMENTS <br /> <br />Subdividers shall be responsible for making certain <br />improvements to the parkland they dedicate within their <br />development for park, playground and public open space <br />purposes as follows: <br /> <br />Provide finish grading and ground cover for all <br />park, playground, trail and public open spaces and <br />provide landscape screening in accordance with city <br />Policy. <br /> <br />Complete, construct and pave =11 trails which are <br />identified in the city,s Trail Corridor Plan in <br />accordance with City Standards concurrently with the <br />roads in their developments (i.e., grading with site <br />grading and paving with street or parking lot <br />paving). Park dedication credit will be given for <br />right-of-way connecting these trails to existing or <br />proposed trails identified in the City,s Trail <br />Corridor Plan A ~-~ ~ A~. ~ ~ ~ _~ ~ <br /> C~un~l for <br /> <br />~m ........... as well as for construction of the <br />trail(s) and associated improvements. <br /> <br />Complete, construct, and pave walkways which may be <br />required as a trail link connector in accordance <br />with city Standards. Such trails may be within <br /> <br />7 <br /> <br />;3 <br /> <br /> <br />
