TOM KURAK <br /> <br />That Mr. Tom Kurak, hereinafter referred to as "Applicant", has properly applied for a <br />rezoning of the property located north and east of the intersection of Hw3. #1(i N.W. and <br />Armstrong Blvd. N.W. from I-1 Industrial to B-1 Business. <br /> <br />That the Applicant appeared before the Planning and Zoning Comn'fission for a public <br />hearing pursuant to Section 170.013C of the City Code on June 6, 1989 and that said <br />public hearing was properly advertised and that the minutes of said public hearing are <br />hereby incorpora ~ed by reference. <br /> <br />That the property which is the subject of the application is legally described as follows: <br /> <br />The West 466.69 feet of the Northwest Quarter of the Northwest Quarter of Section <br />28, Township 32, Range 25, Anoka County, Minnesota. Except the North 90.00 <br />feet thereof· <br /> <br />And, the North 33.00 feet of the West 466.69 feet of the Southwest Quarter of the <br />Northwest Quarter of Section 28, Township 32, Range 25, Anoka County, <br />Minnesota. <br /> <br />And, the South 466.69 feet of the North 499.69 feet of the West 466.69 feet of the <br />Southwest Quarter of the Northwest Quarter of Section 28, Township 32, Range <br />25, Anoka County, Minnesota. <br /> <br />And, the West 466.69 feet of that part of the Southwest Quarter of the Northwest <br />Quarter of Section 28, Township 32, Range 25, Anoka County, Minnesota, lying <br />Northerly of the Burlington Northern Railroad right-of-way. Except the North <br />499.69 feet thereof. <br /> <br />That the subject property is approximately 25 acres in size. <br /> <br />That the subject property is currently zoned I-1 Industrial. <br /> <br />That the subject property is surrounded by R-1 Rural Residential on the north, I-! <br />Industrial on the east; I-1 Industrial and B-1 Business across Armstrong Blvd. to the west; <br />and B-1 Business across Highway #10 to the south. <br /> <br />That certain property across Armstrong Blvd. to the west was approved for rezoning from I- <br />1 Industrial to B-1 Business by the City of Ramsey in 1988. <br /> <br />That City Staff has received verbal indications from the public that B-1 Business versus I-1 <br />Industrial development is preferred adjacent to Armstrong Blvd. N.W. <br /> <br />That no verbal or written citizen opposition to the request for rezoning was submitted at the <br />public hearing. <br /> <br />That the Applicant has stated that the rezoning is necessary in order to achieve the highest <br />and best use of property located adjacent to a major thoroughfare and a R-1 Rural <br />Residential District. <br /> <br />[6 <br /> <br /> <br />
