The property is currently
zoned residential.

Following is a list of comments resulting from our review of the
Dellwood Hills sketch plan:

1)

Del!wood Hills is a proposed 23.9 acre plat consisting of nine
single family lots.

2)

Any area intended to be dedicated or reserved for public use,
including the approximate size of the area should be noted on
the plan. No parks or trails are indicated on City Plans for
the proposed plat, thus park dedication re.quirements may-be
recommended by the Parks Commission to be met in cash.

3)

According to the Anoka County Soil Survey, the soils consist
of Nymore loam sand and Zimmerman fine sand. E~ore and
Zimmerman meet the criteria for Class I Soils.

4)

The proposed cul-de-sac street (!!00'+) exceeds the maximum
length of 600 feet provided by City Code.

5)

The half section map shows a 66' street allowance for the
extension of 171st Avenue to the west of Bison. If extended,
all lots on the south 1/2 of the proposed subdivision would
have double street frontage.

6) Bison Street is not an improved street.

22.7.
