CASE #4 <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL FOR ALICIA ADDITION <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />On May 12, 1989, the City of Ramsey received application and sketch plan from Thomas Opsahl <br />for Alicia Addition. The proposed addition is located in the Northwest Quarter of the Northwest <br />Quarter of Section 8, Township 32, Range 25, Anoka, Minnesota, Minnesota. The site is <br />bounded by County Road 63 on the North and County Road 83 on the West. The proposed <br />subdivision has an area of 39.8 acres and consists of fourteen (14) single family rural <br />residential lots. The average gross density of the lots are 2.86 acres. For your information, the <br />following items are enclosed: <br /> <br />A. <br />B. <br />C. <br />D. <br />E <br />F. <br />G <br />H. <br />I. <br /> <br />Site location map <br />Proposed subdivision <br />Letter from Anoka DOT re: Preliminary plat (May 19, 1989) <br />Landscape Architect's review (June 1, 1989) <br />City Engineer's review (June 6, 1989) <br />Public Hearing notice <br />Affidavit of Publication <br />Public Hearing notification list <br />City Engineer's review (July 5, 1989) <br /> <br />Observations: <br /> <br />On June 8, 1989, the Ramsey Park and Recreation Commission carried a motion to accept cash <br />to satisfy park dedication requirements, since there are no plans for a park or trail in this area. <br /> <br />On June 12, 1989, the Ramsey Planning and Zoning Commission approved a sketch plan for <br />Alicia Addition contingent upon the continuation of both 171st. Avenue towards the East and <br />Rabbit Street to the South. <br /> <br />Observations: <br /> <br />Mr. Opsahl has submitted the modified plat layout addressing statements of the Planning and <br />Zoning Commission by providing street easements to the Southerly and Easterly boundaries of <br />the proposed plat. <br /> <br />Recommendations: <br /> <br />Staff recommends that park dedication be satisfied in cash. <br /> <br />Staff recommends preliminary plat approval of Alicia Addition contingent upon meeting the <br />items listed in the City Engineer's review dated July 5, 1989. <br /> <br />/'2 <br /> <br /> <br />
