Absent: CouncilmemberDeLuca. <br /> <br />Case #6: Request For Preliminary Plat Approval For Dellwood Hills <br /> Addition: <br /> <br />:~Mr. Banwart stated that the proposed plat consists of 23.9 acres, is located south of Ct.,,,. <br />~-Road #63 and west of Bison Street and is proposed to be developed with 9 single family <br />residential lots. The Planning and Zoning Commission recommended preliminary plat <br />approval of Dellwood Hills subject to the conditions listed in the City Engineer's report <br />dated April 27, 1989, specifically, that the applicant be required to improve or arrange for <br />improvement of Bison Strteet N.W. at least from Ct),. Road #63 to 171st Avenue. Also, <br />that park dedication would be satisfied by a cash payment. <br /> <br />The applicant, Lee Hennen, was present and stated that it is not economically feasible for <br />him to improve Bison Street from Cry. Rd. #63 to the entrance to his proposed plat, I71st <br />Avenue, for the purpose of developing 9 lots. Mr. Hennen stated that he has talked to <br />residents along Bison Street and the5' are not ready to blacktop at this time. l¥'u'. Hennen <br />stated that he would be willing to deposit an escrow with the City for each tot in Dellwood <br />Hills that abuts Bison to help defray the cost of improving Bison when the residents of that <br />street are ready to request blacktop. <br /> <br />Mayor Reimann suggested that Mr. Hennen pursue the paving of Bison with the affected <br />residents along Bison and the owner of property south of the proposed Dellwood Hills as <br />the cost sharing by many might make the paving of Bison a favorable project at this time. <br /> <br />Motion by Councilmember Pearson and seconded by Councilmember Peterson to approve <br />the preliminea3, plat of Dellwood Hills Addition contingent upon resolution of the issue to <br />pave Bison Street south of Cry. Road #63. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers Pearson, Peterson and <br />Cich. VotingNo: None.
