A portion of the plat is <br />located in the flood fringe district. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The proposed plat consists of 70 acres with 19 lots. Ail the <br />lots except Lot 2, Block 1 meet the minimum lot sizes of two <br />and one-half acres. Also, Lots 1, 2 and 3, Block 2 do not <br />meet the minimum width requirement of 200 feet. <br /> <br />In reviewing the sketch plan requirements of the City Code, <br />the following items were not provided: <br /> <br />a. The name and address of the owner of the property. <br /> <br />The existing zoning classification of the property and <br />the abutting properties. <br /> <br />In review of access to the plat, access will be provided from <br />Nowthen Blvd. on the northeast and 159th Avenue N.W. to the <br />west. The developer will have to construct 159th Avenue lying <br />west of the plat to Dolomite Street N.W. <br /> <br />In review of the drainage, County Ditch No. 66 and 3 flows <br />through the plat. Drainage easements should be provided on <br />both sides of the ditch and over all ponding ares. The <br />floodway fringe district covers the low areas adjacent to the <br />ditch.
