DONALD MILINKOVICH <br /> 6501 GREEN VALLEY ROAD <br /> 03-32-25-14-0001 <br /> JULY 27, 1989 <br /> <br />That Mr. Donald Milinkovich, hereinafter referred to as "Applicant", has properly applied <br />for a conditional use permit to operate an auto detail shop in the R-1 Rural Residential <br />District. <br /> <br />That the Applicant appeared before the Ramsey Planning and Zoning Commission for a <br />public hearing pursuant to Sections 110.0319 and 170.013D of the Ramsey City Code on <br />August 1, 1989 and that said public hearing was properly advertised and that the minutes of <br />said public hearing are hereby incorporated by reference. <br /> <br />That the subject property is generally known as 6501 Green Valle), Road and is legally <br />described as follows: <br /> <br />The West 60 acres of the East half of the Northeast Quarter of Section 3, Township 32, <br />Range 25, Anoka Count),, Minnesota (except the East 658.05 feet of the West 60 acres of <br />said East half of Northeast Quarter) (except approximately 12-1/2 acres lying northerly of <br />Count>' drainage ditch) and (subject to a 66 fool easemenl to be reduced to 33 feet if <br />becoming a private road rather than a public road lying along the entire easterly line of said <br />property) (subject to the right-of-way of Coun:v Road No. 63 also known as Green Valley <br />Road as now laid out and travelled) also (subject to an easement for an electric transmission <br />line recorded at Book 784, Page 12, as Document No. 308568 and partial release recorded <br />as Document No. z131z138). <br /> <br />That the subject property is located in the R-1 Rural Residential District and is <br />approximately 7.5 acres in size. <br /> <br />That the adjacent properties are also zoned R-1 Rural Residential. <br /> <br />That the Applicant is requesting a conditional use permit to operate an auto detail shop on <br />the subject property. <br /> <br />That the Applicant has stated that there will never be more than one customer vehicle <br />maintained on the property at a time. <br /> <br />That the Applicant has stated that all vehicle cleaning operations will be conducted inside <br />the accessory structure on the property. <br /> <br />That the Applicant has stated that no auto body and painting operations will be conducted <br />on the property. <br /> <br />That the Applicant has stated that there will be no customer traffic to the subject property; <br />all customer vehicles will be picked up by the Applicant and delivered to the customer upon <br />job completion. <br /> <br />That the Applicant has stated that no business signage is being requested. <br /> <br />That the proposed use will not increase traffic coming to and from the subject proper~y. <br /> <br />That there are no other similar pem~itted uses in the R-1 Rural Residential District. <br /> <br /> <br />
